Incorporation-An Important Step for Our Community's Future!

The Committee for the Protection of Castle Pines Village was established by the Castle Pines Village Board of Directors to study incorporating the community into a municipality. The committee has conducted an extensive fact-finding process, including financial feasibility studies, review of governance options, and review of boundaries-and has recommended that incorporation provides our community with these key benefits:
  • More authority to address growth and change in our area
  • A stronger voice in planning and traffic management in Castle Pines Village and the vicinity
  • More control over our own destiny as a community in one of the nation's fastest-growing areas

We Need a Strong Voice in Area Planning

One of the most important benefits of incorporation is that it would provide an authoritative voice for Castle Pines Village in area planning discussions that impact us. Do we have a true seat at the table now as a Homes Association? What are the financial implications of incorporation?

The Incorporation Committee has extensively studied budgeting and governance options, and produced detailed financial models. Even in the most conservative scenarios, at least 85 percent of Village households, after factoring in each household’s specific tax benefits, should have lower overall costs in the incorporated Village. The committee has prepared an easy-to-use worksheet for residents to calculate their total monthly costs for the proposed municipal mill levy and reduced Homes Association fees, and compare that total with their current Homes Association fees.
